Will Preparation for an Expatriate Client with Cross-Border Assets

Challenge

A German national resident in Bangkok for fifteen years held a condominium, bank accounts, and an interest in a Thai company. An existing will in Germany did not address these assets, and he was uncertain whether a Thai will could coexist without creating conflicts in the German estate process.

Our Approach

The team reviewed the scope of the German will and drafted a Thai will expressly limited to Thai-situated assets. The wording was coordinated with an overview from the client's German lawyer to avoid overlap. Two family consultation sessions were included, as the client wished his partner to be present during discussions about specific bequests.

Outcome

Executed Thai will covering all local assets, with clear jurisdictional separation from the German estate documents. Completed in five appointments over six weeks. The client noted the family sessions had prompted a conversation he had been postponing for some time.

Multi-Generational Land Transfer with Historical Title Issues

Challenge

A family in Samut Prakan needed to transfer paddy land that had been in the family for three generations. The Nor Sor 3 Gor title was correct, but an earlier transfer in the 1980s had been recorded under a name that differed slightly from the deceased owner's identity documents — a common legacy issue with older rural land records.

Our Approach

The team gathered affidavits from family members who could attest to the naming discrepancy, coordinated with the district land office to trace the recording history, and prepared the supporting documentation to allow the discrepancy to be formally resolved before the transfer proceeded. The heirs were kept informed at each stage.

Outcome

Title discrepancy resolved and transfer to four heirs completed. Total duration eleven weeks, of which six were spent on the historical records resolution. No court proceedings were required. The family retained the land they had held for decades.

Estate Administration Where Siblings Held Different Views

Challenge

Four adult children of a deceased Bangkok resident disagreed about how to handle the family home, with one sibling wanting it sold and the others wishing to retain it. The disagreement had already reached the point where siblings were not in direct communication, and the estate administration had stalled.

Our Approach

Siriporn led four structured mediation sessions over eight weeks, conducting the first sessions with each party separately before bringing siblings together. The legal administration work continued in parallel, so that once agreement was reached, the documentation could proceed without further delay. Court proceedings were discussed but ultimately not pursued.

Outcome

Agreement reached on a buyout arrangement allowing the three siblings who wished to retain the property to do so. Full estate administration completed within four months of engagement. All parties confirmed satisfaction with the process at conclusion.
