A Practice Built on Consideration and Care
Suvarnabhumi Legal was established to serve individuals and families navigating inheritance and estate matters — with the attention they deserve at a time that often carries personal weight.
Back to HomeHow Suvarnabhumi Legal Came to Be
The practice was founded by a small group of lawyers who had spent years in broader civil litigation before recognising that inheritance and estate matters were consistently underserved. Families coming through formal legal channels at difficult moments were often left without adequate guidance, and the processes they faced were rarely explained with the patience the circumstances required.
We chose to build a practice focused entirely on this area — not as a department within a larger firm, but as a dedicated service. The name draws on Suvarnabhumi, the ancient name for this part of the world, carrying the sense of something enduring and grounded. That is what we aim to offer: counsel that is stable, considered, and oriented toward the long-term wellbeing of the families we serve.
Our office is in Wang Thonglang, Bangkok, and we work with clients across Thailand and with families whose estate matters span multiple jurisdictions.
What We Are Here to Do
Our purpose is to help families put their estate arrangements in order — clearly, carefully, and without unnecessary friction. We believe the legal work should serve the human situation, rather than impose a rigid process that the family must simply endure.
Family First
Every matter we handle involves a family in some form. We bring that awareness into the way we conduct our work.
Legal Precision
Careful documentation and thorough process are not optional — they protect arrangements for years to come.
Plain Communication
We explain legal processes in terms that are accessible, so clients can make decisions with full understanding.

Document Accuracy Review
Every legal document we prepare is reviewed internally before it is presented to a client for execution, with particular attention to the accurate capture of expressed intentions.
Mediation Training
Our estate administration team includes formally trained mediators, enabling us to manage family conversations with structure and care rather than relying on informal negotiation.
Land Department Coordination
For property matters, we maintain direct working relationships with the relevant land registration offices, which allows us to manage title transfers and documentation efficiently.
Timely Client Communication
We respond to client enquiries and updates within one working day as a consistent standard, recognising that uncertainty during an estate process adds unnecessary difficulty.
Inheritance and Estate Law in Thailand
Thai inheritance law draws on the Civil and Commercial Code, a framework that has been in place since the early twentieth century and carries particular provisions around statutory heirs, the rights of surviving spouses, and the handling of property held jointly within families. Navigating this framework requires both legal knowledge and an understanding of how families in Thailand actually organise their affairs — often across generations, and sometimes across property registered in different names over many decades.
Real property presents the most complex territory within estate work. Land title in Thailand exists in several forms — from full Chanote title to older land documents that carry fewer protections — and the transfer process to heirs involves coordination between the estate administrator, the heirs, and the relevant provincial land office. Where a property has been held within a family for many years, there may also be practical questions about boundaries, encumbrances, or earlier transfer documentation that require patient attention before the current transfer can proceed.
Our work with clients over the years has also made clear how much estate and inheritance matters depend on the quality of the conversations that surround them. A will that has been discussed openly within a family tends to be more durable and less contested than one prepared in isolation. An estate administration that takes account of the different concerns family members hold is more likely to reach a settled conclusion. We build this understanding into the structure of our services, not as an optional extra but as part of the professional approach itself.
Suvarnabhumi Legal serves clients in Bangkok and across Thailand, and we are experienced in working with families whose estate matters involve assets or heirs in multiple countries. If your circumstances involve property or beneficiaries in other jurisdictions, we discuss the appropriate coordination with you clearly at the outset.
