What Working with Suvarnabhumi Legal Means for Your Family

We built this practice around the needs of families managing estate and inheritance matters — not around what is most convenient for the firm. These are the differences that shape our work.

Six Reasons Families Return to Us

Single-Area Expertise

We practise only in inheritance and estate law. This concentration means the knowledge applied to your matter has been refined through years of similar work, not borrowed from an adjacent practice area.

A Process Built Around People

Each service includes time for the conversations that should accompany the legal work — with the client, and where appropriate, with family members. The documentation reflects the process, not the other way around.

Thai Land Law Depth

Property transfers within Thai estates carry specific requirements that general practitioners sometimes underestimate. We handle land matters directly, including coordination with the relevant land registration offices.

Clear, Stated Fees

Our service fees are stated clearly before any engagement begins. Third-party costs — where they apply — are explained in advance. There are no charges that arrive unexpectedly once the work is underway.

Discreet Handling

Estate matters are private. Documentation, correspondence, and family discussions are handled with full confidentiality. We do not share information beyond what is required for the legal work itself.

Mediation as Part of the Practice

Where family differences arise, we bring formal mediation skills to the process — not as an emergency measure, but as a built-in component of our estate administration service from the outset.

· Professional Expertise ·

Years Spent on This One Area

Most legal matters benefit from a generalist who understands the broad landscape. Inheritance and estate work is different. The specific provisions of Thai succession law, the land title structures, the procedures at the land office — these are things that accumulate over years of focused practice, not ones that can be quickly transferred from another field.

At Suvarnabhumi Legal, every practitioner on the team works exclusively within this area. The knowledge brought to your matter reflects genuine depth in a narrow field, which tends to produce both better outcomes and fewer avoidable complications.

· Client Service ·

Attentiveness at a Difficult Time

Clients managing estate matters are often doing so alongside grief, family stress, and practical pressures. The last thing they need is a legal process that adds to the difficulty through poor communication or unexplained delays.

We keep clients informed at each stage, return messages promptly, and explain developments in plain terms. Where timelines shift — as they sometimes do in estate matters — we communicate this directly, with an explanation.

· Value & Pricing ·

Fees That Are Stated, Not Discovered

Our three services carry stated fees: ฿2,800 for will preparation, ฿5,200 for real property inheritance counsel, and ฿8,100 for estate administration with family mediation. These figures cover our legal work.

Where third-party costs will arise — land transfer fees payable to government authorities, for example — we tell you this clearly before the work begins, with an estimate where possible. Nothing is left for the invoice to reveal.

Fixed service fees stated before engagement

Third-party costs explained and estimated in advance

No billing surprises at conclusion of matter

Scope of each service clearly defined at outset

· How We Differ ·

Suvarnabhumi Legal vs General Practice

Many families first approach a general legal practice for estate matters. Here is how the experience tends to differ.

Area Suvarnabhumi Legal Typical General Practice
Practice focus Inheritance & estates only One of many practice areas
Family conversation included Built into service structure Rarely offered or structured
Mediation capability Trained mediator on team Usually referred externally
Transparent fees Stated before engagement Often hourly, estimate only
Land office coordination Handled directly by our team May involve third-party agents
Response time commitment One working day standard Varies, often unspecified
· What Sets Us Apart ·

Features Particular to Our Practice

Family Consultation as a Service Component

Most legal practices prepare wills as a transaction between lawyer and client. We build in the option for structured family sessions where the client wishes to include family members in the process. This is not an optional add-on — it is part of how the service works.

Mediation Within Administration

Rather than treating mediation as a separate referral when families disagree, we integrate it into the estate administration service. Legal work and family conversation proceed in parallel, under one roof, with practitioners trained in both.

Long-Held Property Experience

Properties held within Thai families for multiple generations often carry documentation gaps, boundary questions, or historical transfer issues. We approach these with specific experience, not as exceptions requiring referral.

Cross-Jurisdictional Awareness

Where a client's estate involves assets or beneficiaries in more than one country, we discuss the coordination implications clearly from the first appointment — so that the Thai arrangements are made with full awareness of the wider picture.
